Mont Bleu by Newgen at Coquitlam
Located at the corner of Lougheed and Blue Mountain in the historical French Canadian neighbourhood of Maillardville, comes Mont Bleu. This will be Maillardville’s first high rise in the neighbourhood with easy access to Skytrain and a bundle of local amenities. Commercial units will be on the ground floor facing a public art piece as well as exposure from Lougheed. Mont Bleu will be featuring a 21-storey, 147 units with a mixture of studios, 1, 2 and 3 bedroom homes. The 19th floor of the tower will have a large, south-facing rooftop amenity space for residents. On the 3rd floor, a developer is planning on having a lounge, kitchen and fitness centre.
Mont Bleu will be revealing the gift of Une Belle Vie, ʻA Beautiful Lifeʼ soon.

Flavelle Mill – Port Moody
Flavelle OceanFront Development
The city of Port Moody is planning a major upscaling of its livability with the creation of an oceanfront community that supports a mix of uses, including a range of housing options, along with commercial, light industrial and recreational uses for the benefit of local residents and visitors. As currently envisioned by city planners and developers, the 34-acre Flavelle Lumber Mill will be transformed into a modern urban village that supports a population of about 7,000 residents and adds a wealth of economic, recreational, social, natural and entertainment benefits to Port Moody.
A variety of housing options are being considered for the development, with condominium buildings, street-oriented townhouses, rental housing, and the potential for house boats estimated to lead to the creation of almost 3,400 residential units. The expansive waterfront area will be revitalized and enhanced by the building of about 1.3 kilometres of new recreational trails, a boardwalk along the water’s edge connecting to Rocky Point Park, and the development of four park areas totalling 4.9 acres, and a 1.9-acre public plaza.
The Flavelle Oceanfront Development could lead to the creation of more than 1,000 on-site jobs upon completion, which could generate up to $57 million in annual employment income. Plans call for 99,000 square-feet of office space; 72,000 square feet of retail space, including a grocery store, restaurants and cafes; 103,000 square feet of light-industrial space; a 106,000 square-foot campus of care facility; and 75,000 square feet of live/work space designed for artistry and other creative ventures.
Developers and planners plan to utilize a sustainable approach in the development to ensure energy efficiency and environmental health. By using LEED Principles of design and construction, planners aim to make the development a model for sustainable communities. The site’s location will help in this regard, as it is in walking distance of both the nearby Sky Train Evergreen Line and West Coast Express, which provide easy connections to the rest of Metro Vancouver.
Public consultation has been an integral part of the planning process thus far, and is expected to continue as the planning stage moves through the ongoing permitting process. I will be keeping a close watch on this project going forward, and will provide updates when appropriate. Will Body Cams Make Police Better?
Body cams aren’t going to make cops better, but college degrees and higher standards will
Hiring well-educated officers and teaching peer intervention will be the only things that save communities from bad policing.
Kill the blue code, use peer intervention
I recently had the opportunity to meet Michael Quinn, a retired police sergeant from Minneapolis who has been involved in training and improving police in New Orleans under a Department of Justice consent decree.
Quinn’s theory is one that I totally subscribe to: Peer intervention will save our nation’s police. When police come to understand that, much good will result. Peer intervention is effective only when all officers involved agree to listen if a fellow officer steps in and tells them to change their behavior. And officers must be courageous enough to intervene if they see a cop doing something illegal or stupid that could jeopardize his or her career, family or status within a given community.
Intervention may have helped the Salt Lake City detective who arrested a nursesimply for doing her job. Just this month, he was fired for threatening and handcuffing the woman, who rightly refused to draw blood from an unconscious patient. The video of the incident is upsetting, yet informative.
Standing around the detective are other officers. At least one must have questioned the cop’s actions. Yet, for most of the incident, neither intervened in any significant way.
Imagine if one cop had stepped in and talked the acting officer down. That could have stopped the incident from escalating. And the detective might still have a job.
Instead, both officers, through their lack of meaningful action, followed a blue code that continues to legitimize bad policing.
Among the ranks, where cops depend on other cops to come to their rescue, being a “rat” — a cop who tells the truth when the truth hurts — is not an option.
Cops must change that mentality.
They should be trained on when and how to stop bad behavior by fellow officers. They must memorize and live by a new code, one that says: “I care about you, and I will intervene to stop you when I think you are jeopardizing your career or endangering your community.” And the response to this statement must be complete and total acceptance.
When police internalize this kind of professional accountability, there will be no need for body or dashboard cameras to ensure proper, legal and respectful police behavior.
Good policing comes from the heart, and technology doesn’t govern that.

How Rib Cage Positioning Impacts the Pitching Delivery
Today's guest post comes from Cressey Sports Performance - MA pitching coordinator, Christian Wonders.
While it’s good to know little adjustment of mechanics in a delivery, most pitchers struggle with a few bigger rocks that need to be addressed. One of them that needs attention is rib cage position throughout the throwing motion.
Next to the lower half, the rib cage is probably the most important part of a pitching delivery. It is at the center of the body, and serves as a platform for the shoulder blades to move upon, which in turn, dictates where the hand will be at ball release.
If you take in a large breath, you’ll realize that your thorax expands, and the opposite occurs when you blow out all your air. For this article, we will call the expansion of your rib cage inhalation/ external rotation, and the opposite exhalation/ internal rotation.
Often, we will see pitchers stuck in a state of inhalation bilaterally, where you can see the bottom of the rib cage popping through the skin. Along with this postural presentation comes an anterior (forward) weight shift, poor anterior core control, scapular depression and downward rotation, and even the possibility of a flat/extended thoracic spine.
From a pitching standpoint, the thorax is the center of the body, and is responsible for transferring force, along with assisting the thoracic spine (upper back) in delivering the scapula. When a pitcher presents an extended posture with an inability to control rib cage and pelvic position, it’s hard to make an efficient rotation at front foot strike, while still holding his line to home plate. The outcome is usually misses up in the zone, along with an inability to throw a sharp breaking ball (hanging curveball/backup slider.)
Furthermore, the anterior weight shift can create a quad dominant loading pattern of the back leg, which will feed into a pitcher stepping more across his body, and ruining the pitcher’s direction to the plate. I’m not saying that a pitcher stepping across his body is the worst thing in the world, but they must possess enough core stability, lead leg internal rotation, and thoracic flexion in order to get to a good position at ball release.
So now, the question becomes: how do I stop this from happening?
- Flexion-bias breathing drills to decrease extensor tone
- Anterior core control exercises like prone bridges, rollouts, fallouts, etc.
- Soft tissue work on accessory breathing muscles, lats, intercostals, etc.
- Educating the athlete to not feed into the pattern by standing/sitting/training in bad patterns
- Drills to drive scapular upward rotation, particularly by prioritizing serratus anterior
- Coaching
Coaching is last on the above list, because it’s by far the most important, and the challenge of coaching is figuring out what an individual needs to be consistent on the mound. If you're looking for details on coaching positioning of the anterior core, I'd highly recommend Eric's Understanding and Coaching the Anterior Core presentation. It's a one hour presentation that hits on all the important points you need to understand on this front.
When it comes down to it, positioning of the ribcage can have a serious effect on arm action, extension at ball release, and even lower half mechanics. Therefore, I think it’s important to check the big boxes of pitching mechanics proximal (center) to the body, before moving distally (extremities) to drive the best results on consistency and performance.

Paleo Baking: Almond Flour vs. Coconut Flour
What is Flour?
If you’re new to paleo baking you’ll want to know what types of flours you can use. It’s easier than you think! Flour is simply a term for something ground into powdery form. I’ve been baking with almond flour and coconut flour since 2001. I’ve become an expert along the way and am happy to share my knowledge with you here!
What is Almond Flour?
Almond flour is blanched almonds that are ground, then sifted into fine powdery flour. I adore almond flour. In fact, back in 2009, I wrote the book on almond flour. Yes! An entire book of almond flour recipes called The Gluten-Free Almond Flour Cookbook. Almond flour has a sweet flavor and rich buttery texture. It’s high-fat, high-protein, and fantastic for gluten-free baking. It’s also wonderful for grain-free paleo baking, and incredible when it comes to making cookies, cakes, scones, and muffins. If breading savory dishes is your thing, almond flour works well for that too. You’ll love my Paleo Chicken Parmesan and Paleo Cod Piccata recipes, which are fantastic for those on a low-carb Ketogenic Diet.
Almond flour is different than almond meal. For almond meal, the skin is left on and the almonds have NOT been blanched. Almond meal does not work in my recipes. Nor do certain brands of almond flour. Why? When you use a product that is not finely ground you will get a lumpy, uneven result. Not a beautiful baked good that closely resembles its wheat flour counterpart.
What is Coconut Flour?
Coconut flour, a fantastic flour that yields very fluffy baked goods, is made from ground coconut. Coconut flour is more challenging to work with than almond flour. That’s because coconut flour is an incredibly “dry” flour. Like a sponge, coconut flour sops up loads of moisture.
Baking with coconut flour can be confusing for those accustomed to baking with wheat flour. A small amount of coconut flour provides a high yield of baked goods, relative to wheat flour. For example, my chocolate Paleo Birthday Cake has ½ cup coconut flour and 8 eggs.
As a stand alone flour, coconut flour does not yield crunchy baked goods the way almond flour does. Coconut flour does work incredibly well in cake and muffin recipes. Because many do not consider coconut a nut, coconut flour is a great alternative to almond flour for those with nut allergies. My second book, Gluten-Free Cupcakes, contains dozens of recipes that use coconut flour, almond flour, or a combination of the two. This book is perfect for birthdays and other special occasions.
Paleo Baking: Almond Flour vs. Coconut Flour
When it comes to paleo baking I use blanched almond flour (not almond meal) and coconut flour. Neither of these flours are a direct 1:1 substitute for wheat flour. I’m frequently asked if almond flour and coconut flour can be swapped in my recipes. The answer? It is not possible to substitute almond flour for coconut flour, or coconut flour for almond flour in my recipes.
Unless you are very advanced in paleo baking it is probably best to follow my recipes to the letter. If you want something that works, i.e., a gorgeous finished product, use the recommended brands of ingredients provided below.
Almond Flour and Coconut Flour are Real Food
Baking with paleo flours is great because almond flour and coconut flour are wholesome real foods. I do not use de-fatted flour in my recipes. First, because fat is wholesome and I do not want to eat a product that has the fat removed. Second, because these flours will not work in my recipes.
If you are buying de-fatted almond flour or coconut flour, you are purchasing a very different ingredient than I use in my recipes. It would be like using apple juice in a recipe that calls for apples. They’re both apple products, but can you imagine using apple juice to make apple pie? That won’t work.
Nutrition Facts
Below is a comparison of the macronutrients found in both almond flour and coconut flour. Measurement is 100 grams (approximately 3.5 ounces) or just shy of 1 cup.

As you can see, almond flour is far higher in fat than coconut flour, making it superior for those following a Ketogenic Diet, or a Low Carb High Fat (LCHF) diet. Coconut flour is far higher in carbohydrates than almond flour.
Since we are all biochemical individuals, you’ll need to decide which flour is better for you. Although my blog offers loads of healthy dessert recipes, I rarely eat baked goods these days. I focus on consuming animal protein, fat, and green vegetables. While I don’t calculate the macro-nutrient ratios of everything I eat, I know that many people need to do so. Using Paleo Baked Goods to Transition Away from SAD
Paleo baking is fabulous if you are transitioning from the SAD (Standard American Diet) to a paleo diet. Eating baked goods made from real food, without artificial coloring, flavoring, and white sugar is a step in the right direction.
Eating as few sweets as possible is the healthiest choice for most of us, especially those of us with weight issues or autoimmune conditions. Added sweeteners, even those that are natural such as honey, maple syrup or coconut sugar, can lead to weight gain and inflammation, so they are best avoided.
However, switching from the SAD to a keto-paleo diet, or LCHF diet is a lifestyle change that takes time. During my transition, I enjoyed having grain-free baked goods. Switching from starchy flours like wheat, and rice, to eating paleo baked goods made with almond flour and coconut flour, greatly improved my health. When making dietary changes, it’s best to make transitions on your own time table. Choose an eating plan that is satisfying. Stick to it in the long run, rather than just a few weeks here or there.
On that note, I don’t believe in dieting, I believe in choosing a way to eat and adhering to it. I’ve been eating completely grain-free since 2001 (no rice, corn, potatoes, millet, quinoa, or other grain-like seeds). That choice works for me, given the health issues that I deal with. I feel great eating this way. That’s huge motivation for me! You’ll need to find a way of eating that works for you. It helps to figure out what motivates you in your overall goals for healing.
Recommended Brands of Almond Flour and Coconut Flour
If you are familiar with my blog and books, you know there are certain brands of almond flour and coconut flour that work in my recipes, and others that don’t. It’s not that I play favorites, I figured this all out via trial and error and chats with my readers years ago.
Unfortunately, because almond flour and coconut flour are both relatively new ingredients on the mass market, there is a lot of variability when it comes to product quality and composition. Below are the brands that work in my recipes.

Paleo Baking
If you want to dive into the world of paleo baking, almond flour and coconut flour are my favorite ingredients. They’re highly nutritious, easy to use, and result in fantastic paleo baked goods and treats! I can digest these grain-free flours far more easily than wheat flour, or starchy gluten-free flours such as rice flour, buckwheat flour, teff flour, or tapioca flour.
Since I went grain-free in 2001, my goal has been to turn all of my favorite childhood recipes into grain-free classics. I did this for my son who was then a toddler and newly diagnosed with celiac. He followed a strict grain-free diet for several years which helped heal his gut.

The Carney Sandoe Search Consultants’ purpose in visiting campus is to connect with various groups within the School and listen to their thoughts.
All conversations will be confidential. While they will use what participants say in their report, they will not identify participants specifically. This 100-Day Visit is designed to be helpful, both to Patrick and to the school.
The following meeting times allow representatives from the parent body to provide feedback. A separate meeting time has been scheduled for PTA representatives as well. Both Patrick and the Board members are looking forward to learning about the status of the School from your perspective. One of the day-to-day struggles of a parent is bathing a child who absolutely hates being in the water. Make bath time less problematic for both you and your baby by following these great tips:
Ease bath time worries
Lots of kids have legitimate anxieties about having water poured over their heads. If your children usually cry when you wash their hair, this could be an issue you need to be sensitive to. Make sure the water you’re using is a comfortable temperature, and always warn your kids before you start to pour it over their heads. Consider buying a bathtime visor (a special foam hat that protects your kids’ faces while you rinse their hair), which can help minimize the amount of water that gets into their eyes. Try new methods
There could be various reasons that your child dislikes bathing. For starters you can try changing his bathing time, maybe bathing time is disrupting his play-time or maybe he is just lazy at a particular time. You could try to switch positions in the bathroom, try a different corner instead of the regular one; your child could like a corner better and cooperate while bathing. You could even start bathing your child’s feet first and make your way upwards since many kids dislike washing their face or hair; you could do this in the end and save yourself some crying time. Impecable Service
A couple of issues have popped up during the past few weeks on this site. Some have suggested that I am being too “mean” to police by only reporting misdeeds and not the good work police do.
In response, I would offer that my post, “Why Police Matter” (March, 2013) remains the most popular on this site with over 17,000 viewings. In it, I argue that police highly matter and are essential to the functioning of our great society. Here’s a piece from that post:
“In… a positive police environment, citizens can go about their daily work and interactions knowing that should trouble arise, their police will fairly and effectively ‘sort it out;’ that order and justice will always be well-served by fair and effective police officers, and that police leaders will always be cognizant of our society’s ‘big picture.’
“A lofty ideal? I hope so. I have always believed we in America should have extremely high expectations of our police. This is how excellence is nurtured in other areas of our social and civic life: on the athletic field, in the classroom, during the conduct of business, and how we go about governing one another. We should have as high a set of expectations for our police as we do in these other important and necessary functions…
“For those of you who are police, or considering becoming one, these are the standards to which you should aspire. It might take another 50 years, way beyond your career as it did mine — but I am convinced it will eventually happen if you do not lose your way or sight of the goal to effectively and impeccably serve others.”
There are enough “Back the Blue,” “Thin Blue Line,” and “Blue Lives Matter” sites. What is needed is not “hurrah-hurrahs” for our men and women in law enforcement but an honest and open approach; to help them regain community trust and support from all citizens which will not only make them safer, but more effective.
And that comes to the second issue — that I spend too much time on racial matters. I would respond that I don’t think I spend enough time on this. The point being that most of what police do, their contacts, and about 40% of their arrests involve people of color – policing in urban America is for the most part policing black and brown people.
So, when I read national polls regarding citizens’ confidence in police, I find that white folks are quite confident and happy with their police, but not so for everyone. When I look at what Black and Hispanic citizens have to say, they paint a much different picture; many do not trust their police.
I would say this today to young police officers and aspirants: You need to understand diversity in our society, be fair and respectful to everyone you encounter, and the result will be that your job will be amazingly easy. When your colleagues are not doing this, you need to stand up and speak out. If you get defensive and angry when you sense you are not trusted or respected you will never get to where you need to be to be an effective police officer in our society. Period.
So my point is this, police officers must take the first steps toward building trust in poor neighborhoods of color. Police are doing well in white America (and that’s encouraging), but they need to work on how they are interacting with and treating persons of color. This is not “rocket-science;” in fact it follows the principle of Emotional Intelligence. In short, Emotional Intelligence is the ability to recognize, understand and manage your emotions AND to recognize, understand and influence the emotions of others.
If we combine high emotional intelligence (and it, unlike our I.Q., can be improved!) with the practice of Procedural Justice (being fair in resolving disputes and allocating resources), into the developing college-educated, well-trained, emotionally-controlled police officers, we will come a long way in provided high-quality police services to everyone in America and raising the trust of our police.
It is important that police have these skills. And important that someone like me who knows and has experienced policing, suggests improvements when some police fall short of the high expectations we have of them.
America’s police are able to meet this standard they days of ‘dumb” cops have long past.
Today’s police can raise the bar.
In the meantime, I will continue to highlight errors and offer solutions and, at the same time, acknowledge the good and compassionate work that is daily performed by hundreds of thousands of police in every town, city and county in our nation.
And as I have frequently said, improvement in fairness and respect will not be accomplished by politicians or police oversight boards but rather by good cops and their leaders setting the standard, intervening and correcting colleagues when necessary, and holding themselves accountable to the communities they serve.
